Air Conditioner Maintenance Tips

Everyone with a whole house air conditioner or heat pump should practice regular maintenance to insure the efficient operation of the unit. Maintaining your equipment prevents future problems and unexpected repair costs .

Here is a typical list of things that should be checked.

  • Check thermostat settings to ensure the cooling and heating system keeps you comfortable when you are home and saves energy while you are away.
  • Tighten all electrical connections and measure voltage and current on motors. Faulty electrical connections can cause unsafe operation of your system and reduce the life of major components.
  • Lubricate all moving parts. Parts that lack lubrication cause friction in motors and increases the amount of electricity you use.
  • Check and inspect the condensate drain in your central air conditioner, furnace and/or heat pump (when in cooling mode). A plugged drain can cause water damage in the house and affect indoor humidity levels.
  • Check controls of the system to ensure proper and safe operation. Check the starting cycle of the equipment to assure the system starts, operates, and shuts off properly.

       Air Conditioner Maintenance CheckList:

  • Clean the AC evaporator and condenser coils. Dirty coils reduce the system's ability to cool your home and cause the system to run longer, increasing energy costs and reducing the life of the equipment.
  • Check your central air conditioner's refrigerant level and if necessary make any adjustments. Too much or too little refrigerant will make your system less efficient increasing energy costs and reducing the life of the equipment.
  • Clean and adjust blower components to provide proper system airflow for greater comfort levels. Airflow problems can reduce your system's efficiency by up to 15 percent.

Choosing the Best Size for Your New AC is Essential

Is it time to upgrade your old AC? When considering new equipment to cool your home, you need to choose a unit that is the right size. Is bigger better? How important is size?

Many people assume that the bigger the unit the cooler their home will be. This isn't true. If an air conditioner that is too large is installed, you could have a problem. Oversized equipment is actually less effective and also wastes energy and money.

Air conditioners remove heat and humidity from the air. If the unit is too large, it will cool the room quickly, but only remove some of the humidity. This leaves the room with a damp, clammy feeling. A properly sized unit will remove humidity effectively as it cools.

When the air passes over the evaporator coil which is very cold, the temperature drops about 20 degrees. In Columbus and Central Ohio, where we have high relative humidity levels, the evaporator coil doesn't just cool the air but also acts as a dehumidifier. This happens when the air hits the coil and the temperature of the coil is below the dew point of the air.

This causes water vapor to condense on the coil. With a cooling unit that is too large, water vapor condenses on the coil but you don't get enough condensation on it for the water to start dripping down into the pan below the coil. If this happens the water isn't drained to the outside. Then your home has a damp clammy feeling.

An AC that is too big can also be more expensive to buy and to operate. It will start and stop more often, thus shortening the lifespan of the equipment.

When a cooling system is over sized, it starts up and shuts down a lot more because it runs for only a short time to meet the thermostat set point. All those starts and stops mean you'll probably be repairing it more often and replacing it sooner.

Four Signs It's Time to Replace Your Old AC

The hot days of summer are just around the corner, so now's the time to be thinking about how air conditioner repair 2you'll keep your family cool during warm summer month.  

Don't wait until a hot humid day when your house just won't cool off, and you find yourself calling a service technician to come and make more and more repairs on your old air conditioning system.

You might be asking yourself, at what point do you stop patching old equipment and start investing in a new system?  Will it financially help you or hurt you to purchase a new unit?

Here are four signs that your cooling system may need to be replaced.

1. Your heat pump or AC unit is more than 10 years old. Older models start to breakdown more often and soon repair bills will start to climb. If you notice you are calling the repairman more often, it may be time for a new unit.

2. It is excessively noisy. These units are specifically designed to run as quietly and as efficiently as possible.
